How We Evaluate a Thailand Property Development
A practical framework for comparing product, developer, location and commercial logic before buying.
A property presentation is designed to sell. A buyer still needs a framework for deciding whether the project fits the brief.
1. Product
Start with the actual residence: layout efficiency, usable space, specification, building concept, facilities and whether the product is practical for the intended use.
2. Developer and delivery
Understand who is developing and building the project, construction status, contractual structure, payment schedule and what information is available about execution.
3. Location
Look beyond the city name. Daily routes, beach access, surrounding infrastructure, schools, services, future supply and the likely tenant or resale buyer all matter.
4. Commercial logic
Compare the asking price with the product and location, then add payment terms, common costs, management and realistic rental or resale assumptions where relevant.
5. Fit with the buyer
The final question is not whether the project is universally “good”. It is whether it is a good fit for this buyer, at this price, for this purpose and holding period.
